Players start with a modest home and a small cash reserve, and the goal is to transform their property into a dazzling mansion filled with luxury furnishings and a spotless interior. The first step is renovating rooms—each space needs repairs before you can furnish it. Once repaired, you buy and place furniture pieces, each costing money and worth points. Purchases happen in a shared market where prices fluctuate each round, forcing players to negotiate and plan their budgets carefully.

As rooms are completed, curious neighbors begin to arrive, leaving welcome gifts that earn points at game’s end. Bonus cards are also available for being the first to assemble a specific set of furniture in a room. The game allows players to take loans from the bank if they run out of cash, but remember: interest is steep, so don’t over‑borrow.

Tile placement works by fitting each piece into a room’s layout pattern, maximizing points through strategic placement. Set collection comes into play when you assemble a collection of furniture of the same style—like a set of modern sofas—that triggers a bonus card. This adds a layer of strategy, as you must plan not only finances but also the visual composition of your home.

The final turn occurs on day 12. Players tally points from all renovated rooms, gifts received, and bonus cards. After settling debts, the remaining points determine the winner—the owner of the most luxurious mansion and the title of “Master of California.” The atmosphere is relaxed, the theme is fun, and the market mechanic adds a strategic twist that makes the game even more engaging.
